South of the igs centre, beside the canoeing canal in Island Park, stands the “Hybrid Development” project, the third of the Hybrid Houses. . As the name suggests, the outstanding feature of this building is its well thought out access structure: the block is suitable for both living and working, but these two functions are kept clearly separate from one another, allowing them to coexist - conflicts of use are not a problem.
Clear Division between Distinct Uses
The intelligently designed separation between the different uses of the building begins right at the entrances. Paths split at the northeast corner of the building, leading on the east side to the more imposing entrance to the commercial facilities and office premises, and to the apartments on the west side. The interior stairwell, with two entrances from different directions, is designed in such a way as to accommodate two completely separate staircases.
Grid of Horizontal and Vertical Layouts
The four-storey building, designed by the Hamburg-based firm Bieling Architekten, is based on a grid pattern that permits a great deal of versatility in the individual floor plan arrangements. This means that living and working units arranged on one floor and functioning separately from one another can be linked with very little effort. Several units can be joined together to cover a whole floor. It would also be possible to combine single units into maisonettes or to join living and working areas together. As the façade is composed of prefabricated wooden modules, it can be adapted to the new layout inside the building quickly and effectively. In this way 20 units have been created, sized between 43 and 120 square metres.
Compact yet Structured
From a distance, the building looks very compact, but when viewed up close striking nuances and details can be discerned. Recesses and open spaces break up the cube shape, letting natural light flood into the interior. These niches serve as balconies for the residents, giving them a little outdoor space that is sheltered from the weather.
